Waterfront construction in Florida is not standard residential construction. FEMA flood zone classifications, base flood elevation requirements, piling and stem wall foundations, coastal setback restrictions, and dock permitting are all variables that can derail a project if the builder does not know them cold.
Collin Alexander has managed waterfront builds on both the Southwest Florida Gulf coast and Tampa Bay. The code differences between a Marco Island canal lot and a Snell Isle bayfront lot are significant. We know those differences and account for them from the design phase forward.
We work directly with FEMA flood maps, Collier County, Lee County, Pinellas County, and Hillsborough County permitting offices. We have established relationships with the surveyors, civil engineers, and structural engineers who understand what waterfront construction in these markets actually requires.

We read and apply the actual flood maps. Flood zone classifications, freeboard requirements, and LOMA documentation handled correctly from the start.
