This is the actual process we follow on every project. Not a marketing version of the process. The version Collin and Tyler execute from first conversation to final walkthrough.
The first conversation happens with Collin and Tyler, not an intake coordinator. We want to understand your project before we say we can do it. That means asking about your lot, your timeline, your budget range, your design vision, and what matters most to you in a builder relationship.
We will also be direct about whether we are the right fit. If your project is outside our markets, outside our scope, or scheduled during a period where we are already committed to existing clients, we will tell you that in the first conversation.
For most projects we walk the lot before committing to numbers. Usually within one week of your inquiry.
We tell you upfront if we have availability. We do not hold projects in a vague pipeline.
We work alongside your architect and any interior designers you have engaged. If you do not have an architect yet, we can introduce you to firms we have worked with successfully in both markets.
During this phase we review every drawing set for buildability, coastal code compliance, and long-term material performance. We flag issues before they become expensive change orders during construction.
Florida coastal code, FEMA flood zone requirements, local setbacks, and HOA restrictions reviewed before permit submission.
Every allowance item priced and documented before we ask you to sign a construction agreement. No vague line items.
We manage all permitting directly. In Florida coastal markets, permitting timelines can be significant. We account for them in the schedule from the start and keep you updated throughout the process so there are no unexpected delays at groundbreaking.
We work with vetted subcontractors in both markets. Quality trades are a competitive advantage, and we protect those relationships.
A realistic build schedule agreed upon with you before groundbreaking. We do not promise timelines we cannot keep.
Collin is on site regularly throughout the build. Not for photo opportunities. For actual quality oversight, trade coordination, and problem resolution. When something does not meet the standard, it gets addressed before it gets covered up.
Tyler manages client communication, selection scheduling, and logistics so you always know where the project stands and what decisions are coming next.
Collin on the ground consistently throughout construction. Not once a month. Regularly.
Structured communication cadence established at project kickoff and maintained throughout the build.
We do a thorough walkthrough with you before we consider the project complete. Every punch list item gets addressed. You receive your certificate of occupancy, your warranty documentation, and a home you can move into with confidence.
We do not disappear at closing. Collin and Tyler remain reachable after delivery. If something comes up in the first weeks in your new home, you call the same people who built it.
Every item documented and resolved before we hand over the keys. No deferred punch list items.
